Paranjape Schemes (Construction) Ltd was incorporated on 18 December 1987 in Pune by brothers Shrikant Paranjape and Shashank Paranjape. What began as a residential developer focused on Pune's expanding housing demand has grown, over 38 years, into a company with 200 or more completed projects spanning nine cities and more than 20 million square feet of built area. The company became a public limited entity in May 2005, and today is led by Chairman Shrikant Paranjape, a qualified Chartered Accountant and active CREDAI Pune committee member since 1996, alongside Managing Director Shashank Paranjape, who has driven design, marketing, and construction strategy across the full portfolio.
Paranjape Schemes has consistently built communities rather than standalone buildings. Its signature approach traces back to early integrated township models, evolving into large-format master-planned environments such as Blue Ridge in Hinjewadi and Forest Trails at Bhugaon — two award-winning townships that have each been recognised at national platforms including the NDTV Property Awards 2015 and the CNBC Awaaz Real Estate Awards. Both townships weave housing, schools, retail, open space, and social infrastructure into self-sustaining neighbourhoods, a model the company has refined across decades of Pune's western and suburban corridors.

In March 2026, the company announced an investment of Rs 700 crore across four new projects in Pune West — Sinhgad Road, Bhugaon, and Hinjewadi Phase 1 — representing a combined development potential of over 1.75 million square feet and approximately 1,400 residential units, with an estimated revenue potential of Rs 1,175 crore.

Athashri, the company's senior living brand, turned 25 years old in April 2026 and today spans close to 16 communities supporting more than 3,000 seniors, having welcomed its 6,000th resident in Vadodara. Aastha provides assisted-living care for elderly residents with daily health and wellness support. Swaniketan, located at Forest Trails near Pune and developed under the company's Special Projects Division, is India's first exclusive residential ecosystem designed for differently-abled individuals and their families — a project that integrates vocational centres, therapy spaces, day care, and dedicated caregiver infrastructure into everyday community life.
Paranjape Schemes pioneered large-scale township building in Pune, producing master-planned environments such as Blue Ridge in Hinjewadi and Forest Trails at Bhugaon — a 170-acre bungalow scheme with 450-plus bungalows. Both townships integrate housing, retail, schools, open spaces, and recreational amenities into self-contained communities and have received national recognition at the NDTV Property Awards and CNBC Awaaz Real Estate Awards.
Launched around 2001, Athashri is among India's most established senior living ecosystems. By April 2026 the platform spanned close to 16 communities across multiple cities, supporting over 3,000 active seniors and having delivered homes to 6,000 residents cumulatively. Athashri Synergy was recognised for energy efficiency at the Solar Decathlon India 2023-24, and the brand received the Affordable Housing Project of the Year at the Realty+ Conclave and Excellence Awards 2024, Pune.
Paranjape Schemes operates a dedicated Special Projects Division (PSPD) that develops housing for residents who need purpose-built environments. Swaniketan at Forest Trails, Pune, is India's first exclusive residential community for differently-abled individuals and their families, integrating vocational centres, therapy spaces, a day care centre, and floor-level caregiver support into a fully planned residential setting. The company has also partnered Tarangan Foundation to provide structured long-term care assessment at Swaniketan.
Across 38 years and nine cities — including Pune, Mumbai, Bengaluru, Vadodara, Kolhapur, and Ratnagiri — Paranjape Schemes has built upward of 30,000 homes in configurations ranging from compact apartments to duplex villas and plotted bungalows. Current active launches on Sinhgad Road, Bhugaon, and Hinjewadi Phase 1 collectively cover 1.75 million square feet and around 1,400 units, backed by a Rs 700 crore investment commitment announced in March 2026.
Beyond residential housing, the company has delivered commercial office campuses, retail spaces, and Special Economic Zones, including the Blue Ridge SEZ in Hinjewadi, a phase of which was sold to Ascendas India Trust. Shashank Paranjape, as Managing Director, has personally driven design vision across 200-plus projects, working directly with architects to conceive specifications and translate them into built form. The in-house design function oversees master planning, unit layouts, facade articulation, and amenity programming — ensuring that each project from compact apartments to 170-acre bungalow townships maintains a consistent standard of spatial quality from concept through delivery.
Paranjape Schemes maintains an internal construction management team led by experienced civil and project management professionals, including a dedicated Vice President of Construction. The team has delivered more than 15.33 million square feet of built-up area across residential, commercial, township, and SEZ projects, applying time-bound execution systems that have underpinned the company's track record of consistent handovers across nine cities.
The Paranjape Special Projects Division was established to develop purpose-built living environments that fall outside conventional residential formats. PSPD conceived and delivered Swaniketan, India's first exclusive residential community for differently-abled individuals and their families, integrating vocational centres, therapy spaces, day care, and per-floor caregiver infrastructure. The division gives the company the organisational depth to execute socially complex projects with the same rigour applied to mainstream residential launches.
An internal marketing and CRM function handles brand strategy, campaign management, sales operations, and post-sales customer support across all projects and cities. The Happiness Network — a proprietary post-possession community platform — connects families across Paranjape projects through events, newsletters, and shared programming, turning individual housing societies into a recognisable extended community that the company actively maintains long after keys are handed over.
The Athashri brand operates as a distinct platform within PSCL, with dedicated operational staff, healthcare tie-ups, wellness programmes, and community management personnel across close to 16 senior living communities. The Aastha assisted-living vertical adds a trained care staff layer for residents needing daily health and personal support. In 2026 the company announced structured healthcare partnerships covering OPD access, ICU support, cardiac ambulance services, and real-time health monitoring — all managed through the Athashri operations team.
