Paranjape Plans Two New Residential Towers on Pune’s Sinhgad Road

Opening

Paranjape Schemes Construction Limited has announced plans for two residential towers on Sinhgad Road, Pune, as part of a wider pipeline of launches across the city’s western corridor. The announcement, made in March 2026, forms part of a proposed five-tower programme spanning Sinhgad Road, Bhugaon and Hinjewadi Phase 1.

The company said the broader pipeline would comprise about 1,400 homes across more than 1.75 million sq. ft., with an investment of around ₹700 crore covering construction and land parcels. Those figures apply to the full programme, not solely to the Sinhgad Road development. The company’s March announcement identified it as Paranjape Schemes Construction Private Limited in a quoted statement, while the company name used for the announcement is Paranjape Schemes Construction Limited.

The details

The Sinhgad Road project is upcoming and is positioned as a residential offering. The developer has described the planned towers as homes in well-connected neighbourhoods. The broader five-tower pipeline includes two towers each on Sinhgad Road and in Bhugaon, plus one tower at Hinjewadi Phase 1.

Indicative apartment configurations associated with the Sinhgad Road project include 2 BHK homes in an approximate 960–1,100 sq. ft. range and 3 BHK homes of approximately 1,200–1,460 sq. ft. These size bands are provisional. The stated areas do not identify a carpet-area or saleable-area basis.

  • Project: Paranjape Schemes Sinhgad Road Pune
  • Location: Sinhgad Road, Pune, Maharashtra
  • Planned towers: Two
  • Configurations: 2 BHK and 3 BHK apartments
  • Pipeline-wide scale: About 1,400 homes across more than 1.75 million sq. ft.
  • Pipeline-wide investment: Around ₹700 crore, including construction and land

The announcement names the project by its location rather than by an official tower name. Its positioning is distinct from Paranjape Madhukosh, the developer’s separate, existing project on Sinhgad Road.

The location

Sinhgad Road connects with the Mumbai–Pune Highway and runs through a well-established residential belt in southwest Pune. Locality-level reference points place Pune Junction railway station about 15 km away via Sinhgad Road and Pune International Airport about 29.6 km away by road. These distances describe the locality rather than a measured route from the project site.

Nearby reference points along the Sinhgad Road belt include Abhiruchi Mall and Multiplex, Sinhgad College of Engineering and Sinhgad Institute of Technology and Science. Listed hospitals include Anup Hospital and Global Hospital & Research Institute.

Metro plans are also relevant to the corridor. The proposed Swargate–Khadakwasla line is part of a wider 31.6 km metro package with 28 elevated stations, which received revised state administrative approval in February 2026. The proposed alignment includes stops such as Khadakwasla, Nanded City, Dhayari Phata and Manik Baug. Residents have called for the corridor to run along the main Sinhgad Road rather than the riverbed. Swargate, on Pune Metro’s operational Purple Line, opened on 29 September 2024.

The developer

Paranjape Schemes says it was established in 1989 and has delivered more than 20 million sq. ft. across nine Indian cities, with over 75,000 residents. Its Pune portfolio includes Blue Ridge in Hinjewadi, Forest Trails in Bhugaon and the separate Madhukosh development on Sinhgad Road. The company has also said it is developing three large integrated townships.

What comes next

The Sinhgad Road towers were included in the company’s festive-season launch pipeline announced in March 2026. The broader programme also covers Bhugaon and Hinjewadi Phase 1. The metro corridor’s next cited steps are preparation of a financing plan and the appointment of construction agencies through tenders expected to begin in the coming months. The programme’s announcement establishes the planned scale and locations, while its transport context continues to develop through the proposed metro corridors.
